What is a Routine Inspection?


Routine inspections are conducted without fail every 3 months once the tenant takes possession of the property. These inspections are essential to ensure that your property is being maintained to the high standard it was released in and to identify any maintenance that may be required. The purpose of regular routine inspections is to rectify any problems as they occur, instead of waiting until the tenant vacates and wading through a huge list of problems and possible neglect of your property. If tenants are found to be failing to maintain the property in any way that is in breach of their lease agreement – such as neglecting cleaning or gardening, tenant required maintenance or pet related damage, a Remedy to Breach Notice is served and a re-inspection is conducted 2 weeks later to rectify the issues and ensure a smooth and continuing tenancy.
A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the Cairns Platinum Realty Property Management Team will contact you to discuss items noted on the report or inform you if a re-inspection needs to occur.
